Joyce has achieved the CCIM designation and has held the positions of Corporate Secretary and Director of the San Diego CCIM Chapter. CCIM is Investment Member and is especially known for the quality of its membership and educational opportunities and training. Joyce is also a member in good standing of the San Diego County Commercial Association of REALTORS® and the San Diego County Apartment Association. These major affiliations provide for excellent distribution of properties.

Joyce works closely with several non-profit foundations, in acquiring and disposing of properties for Charitable Remainder Trusts, among them are Children's Hospital, Scripps Hospital, Sharp Hospitals Foundation and The Salvation Army.  She is currently the Western Regional Representative for National Real Estate Foundation. 

Joyce has been licensed in California since 1974 and worked throughout Southern California plus Las Vegas, Nevada. She holds a Bachelor of Business Administration Degree. Joyce has experience with both large and small corporations.

Since joining Merrill Lynch (now Prudential) in 1989 she has closed over 200 commercial transactions in 9 states. These transactions have included land, multi-family, commercial properties and business opportunities. Her clients include several large, prestigious corporations such as Specialty Antenna Site Resources (formerly Western Union), Ohio State Highway Patrol, and Karwin Development Company of San Diego, Chin Lee Group, Inc. of South Korea, among others. Joyce has represented the Chinese firm, International Intellectual Resources, Inc. and has acted as their ambassador with visiting delegations.

Joyce has earned Prudential's highest award, The Chairman's Circle award and is consistently among the Top Producers in the Nation.
